PROPERTY DIRECTIONS: FROM THE NORTH: From Missoula, go south on U.S. Hwy. 93 to Hamilton. From the intersection of U.S. 93 and Main Street in Hamilton, continue south on U.S. 93, for 40.6 miles. Turn right on Camp Rd. 729 and go one-half mile to property on right (Camp Rd. 729 is just before the sign and entrance to Lost Trail Hot Springs Resort).

FROM THE SOUTH: From Salmon, Idaho, go north on U.S. Hwy. 93 to the Idaho/Montana state line. Continue north on U.S. 93 for approximately 7 miles. Turn left on Camp Rd. 729 just past the sign and entrance to Lost Trail Hot Springs Resort. Go one-half mile to the property on the right.

FROM THE EAST/SOUTHEAST: From I-90 in Butte, Montana, go south on I-15 for 19 miles, take Exit 102 and follow directions below. From Idaho Falls, Idaho and points south, go north on I-15 to Exit 102 in Montana, and follow directions below. From I-15, Exit 102, go west on MT Hwy 43 for approximately 79 miles to U.S. Hwy. 93 at the Idaho/Montana State line. Turn right (north) and go approximately 7 miles. Turn left on Camp Rd. 729 just past the sign and entrance to Lost Trail Hot Springs Resort. Go one half mile to the property on the right.

and 26 and August 1 & 2 from 10:00 am until 5:00 pm daily.

AUCTION LOCATION: The auction will be held at the property, 8313 US Hwy 93, Sula, Montana 59871. Auction time is 2:00 with registration beginning at 1:00.

AUCTION REGISTRATION: To bid at the auction, you must first register and receive a bid number. A bid deposit of $5,000 for the Shop Tract; $10,000 for the Home Tract and $15,000 for the entirety will be required at registration and will be refunded at the close of the auction, or applied to the earnest money deposit, as appropriate. The bid deposit may be in the form of a certified check made payable to the bidder, or a personal or company check with a bank letter of guarantee.



TERMS: A ten percent (10 %) down payment will be due immediately upon being declared the Buyer of the real estate. The certified fund amount will be credited toward the payment. The balance of the purchase amount will be due at closing within 45 days.

AUCTION FEE: A buyers premium of 10% will be added to the
successful high bid price to arrive at the total contract price paid by the
purchaser.
