Description
The Villa
Designed in the Pacific Coast style, which strives to integrate architecture with the landscape, the Villa is nestled into the side of a hill. It was built as a bed and breakfast and has operated year round since it opened in January of 2001. However, it would also make an excellent vacation home and could continue to generate revenue when the owners were not in residence.
Huatulco has about 330 days of sunshine and average temperatures of 30 C (85 F). With this in mind, the Villa has been designed for indoor/outdoor living with about 700meters of construction in addition to extensive gardens and a two tiered cascading swimming pool. Each of the nine bedrooms is on its own level with an attached bathroom, A/C and fan and a spacious terrace with palm thatch shade cover. The Villa comes completely furnished and includes everything needed to operate the Villa, either as a private residence or as a B&B
The Location
The Villa is located in an upscale residential area about a three minute walk to a sheltered, swimming beach. This is where the Sierra Madre del Sur meets the Pacific Ocean and there are both magnificent views and gentle breezes in all directions. It is a three minute drive to the area of five star resorts and less than ten minutes to the center of town. Huatulco is Mexico's premier eco-resort with nine bays and 37 pristine beaches.
The water temperature in Huatulco is among the warmest in Mexico with swimming year round. Most of the beaches are sufficiently sheltered for safe swimming and many offer excellent opportunities for snorkeling with crystalline water and abundance of sea life. Huatulco received the prestigious Green Globe award related to it efforts in managing ecological issues, especially those concerning water and sewage treatment. Huatulco beaches will remain pristine even with substantial growth to the area. Unlike most of Mexico's coastal resort, none of the sewage is pumped into the sea. All waste water is treated and recycled for use in parks, boulevards and the golf course.
The area was developed by a department of the federal government in charge of developing tourism in Mexico and the area boasts some of the best infrastructure in the country. This includes paved streets and sidewalks, an international airport, two marinas and an 18 hole golf course. A national park encompasses over 40,000acres of forest and three of the bays which in the future will attract even more eco-tourism as Huatulco becomes discovered. A new super highway to connect Huatulco to Oaxaca City is already underway and will facilitate easy access between two diverse destinations
The Title
The land was purchased directly from the Mexican Federal Government and the owners have the first title on this property. The property is held in a fideicomisso (bank trust) which is a legal document allowing foreigners to own land in Mexico within 50 KM of the sea. This simplifies the transfer of ownership because a bank will only enter into the agreement after insuring that the title is "clean". The owners also have an occupancy permit and a business license for the bed and breakfast..
